What to Expect During an Electrical Safety Inspection

Prepare for an electrical safety inspection. Clarify the report, access, possible power interruptions and how findings will be explained.

Explain the purpose

Tell Azitech why you need an inspection and state any specific report you have been asked to provide. An electrical safety inspection, portable appliance test and a named fixed-installation report do not describe the same service.

Prepare the property details

Share the property type, approximate size, access arrangements and any concerns with the installation. Photographs of the outside of fittings or the consumer unit can help explain the enquiry without opening anything.

Confirm the inspection scope

Ask which parts of the installation will be assessed, whether the power may need to be interrupted and what report or records will be provided. Confirm that the requested report type is available before booking.

Discuss the findings

Ask how findings and any recommended further work will be explained. Inspection and remedial work should have a clear agreed scope. This guide describes planning, not an assessment of your installation or legal compliance.

Choose the enquiry by its purpose

An electrical safety enquiry should state what you need to learn or provide. If a landlord, buyer, insurer, employer or managing agent has requested a document, send the exact wording. Availability of the named report must be confirmed before booking. This guide does not establish legal compliance or a mandatory inspection interval for your property.

Fixed-installation inspection or appliance testing?

Questions about the property's wiring and circuits belong in a fixed-installation inspection discussion. PAT testing concerns electrical appliances and has its own scope and records. If you need both, identify them separately rather than assuming one appointment or document covers everything.

Access information to prepare before booking

Walk through the property without dismantling anything and note practical access constraints. Mention locked cupboards, occupied rooms and areas controlled by a tenant or another person. Share available previous reports and photographs of accessible external surfaces. The inspector needs a clear understanding of the agreed installation and any limitations affecting the appointment.

  • Property: type, approximate size and full postcode.
  • Purpose: your concerns and any requested report wording.
  • Access: occupied areas, keys and relevant permissions.
  • Operation: business hours or equipment affected by power interruption.
  • Records: existing inspection or installation paperwork, where available.

Ask what the appointment and report will include

Confirm the assessment scope, any anticipated power interruption and when the records will be available. Ask how limitations will be documented and how the findings will be explained. Avoid treating a generic “electrical check” as a substitute for a named report without confirming the service first.

Separate assessment from further work

An inspection can identify matters requiring discussion, but it does not automatically include every repair. Ask whether remedial work will be quoted separately and how you approve it. Keep the findings, proposed work and quotation distinct so you can understand the next step without relying on an unexplained headline result.

Example inspection enquiry

“I need to discuss an electrical inspection for a property in Edinburgh. The organisation requesting it has specified a report, which I can send. Please confirm whether you provide that report, what access is needed, whether power may be interrupted and how findings and any further work are handled.” Include actual property details and any current concerns.

Keep the handover useful

Retain the agreed report and related paperwork for the property. Ask for explanations of points you do not understand and a clear description of any proposed additional tasks. A report should be considered within its scope and stated limitations; it should not be expanded into unsupported assurances about services or systems it did not assess.

For booking questions, see electrical safety inspections. For planned changes following an assessment, review house rewiring or consumer unit replacement as separate service enquiries.
